Site Description    :

Irregular in shape, but fully usable.  It lies directly east of the Coronado Mall on the east side of Louisiana Boulevard, approximately one block south of Menaul.  Over 200 feet frontage on Louisiana Boulevard.

Building Description :

Free standing, urban corporate style office building.  Steel frame structure with tinted glass windows, stucco finish.  The building is situated on the eastern portion of the site and is oriented with its main entrance to the west.  Main public entry is through double wide Access Controlled glass doors on the west side of the building.   It opens into a central lobby which spans the building from east to west.  Two smaller Access Controlled entrances are on the north and south sides of the building.

Footings and Foundation :

Concrete reinforced with steel.

Ground Level Subfloor :

Poured concrete slab reinforced with steel.

Upper Level Subfloor :

Poured light-weight concrete slabs supported on steel web joists and corrugated metal decking.

Exterior Walls/Windows :

Exterior walls are of steel construction.  There are rows of fixed tinted insulating glass windows in anodized aluminum casing on each level.  Exterior wall panels have a stucco exterior surface.

Exterior Doors :

Both main exterior doors are double wide and consist of fixed insulated glass in anodized aluminum casing.

Roof :

The building has a 20 year warranty flat roof, 60 mil EPDM, coated with Firestone Acryli-Top.

Interior Finishes :

Flooring is predominately ceramic tile.  The lobby floor on the ground level is marble and carpet.  Interior walls have painted and textured or wallpapered gypsum board surfaces.  Ceilings are predominately acoustical tiles recessed from the roof or subfloor framing systems or suspended in metal grids.  Interior doors are solid-core wood and laminated surfaces.  Interior lighting consists primarily of energy efficient electronic ballast T8 fluorescent fixtures recessed in ceilings.  There are recessed incandescent light fixtures in the lobby and in some office suites.

Interior Walls : Interior walls are of steel stud construction.  The framing allows for flexibility in the sizing of office suites.
Heating and Cooling :

The entire chiller and building HVAC Automation have been replaced with new Johnson Control system and Metasys 5 automation, completed in February 2010, described in detail below.

Plumbing : There are 14 handicap compliant common restrooms, two on each floor.  Each includes three fixtures and two sinks per restroom.  
Security :

The Building offers a Hirsch electronic controlled access system.  Main doors electronically open each weekday per the building hours.  Tenants access the Building after hours via an electronic keypad. Parking areas, including covered structures are well lit.  

Fire Protection :

Fully sprinklered.



The property is located across the street from Coronado Mall and the new ABQ Uptown (www.abquptown.com). There are many dining establishments within walking distance of the Building.   

The Building has recently undergone significant renovations since 2007, with a capital expenditure of approximately $2.5 million over the past 4 years, to include:

The entire chiller and building HVAC Automation have been replaced with new Johnson Control system and Metasys 5 automation, completed in February 2010, to include:
A York 235 ton centrifugal chiller
Variable speed drives installed on all HVAC related fan motors.
New sound attenuator and air damper system.
New wireless web-based control system installed to maximize efficient airflow to occupied suites and remote access by tenants and Building Management.
Old system air washer system removed to improve air quality.
Air filters are completely changed every 90 days.
Efficiency of the new HVAC system is resulting in lower operating costs for the Building and significant savings to tenants in CAM pass thrus.
