Site Description :

Nearly rectangular and fully usable.  It lies directly behind a mid-rise hotel property fronting on I-25.  Immediately to the north across Harper is Northside Presbyterian Hospital.  Approximately 201 frontage feet on Harper, with an average depth of approximately 652 feet.

Building Description :

Free standing, four-story, multi-tenant office building.  Concrete frame structure with tinted glass windows, exterior wall panels with a stucco finish.  The building is situated on the northern portion of the site, and is oriented with its main entrance to the west.  The main public entrance is through Access Controlled steel framed glass doors (4 on outside;4 on inside) on the west side of the property.  Separate Access Controlled entrance from the covered parking into the main lobby.

Footings and Foundation :   Reinforced concrete footings with a 4" thick concrete slab foundation.
Ground-level Subfloor :

Poured concrete slabs reinforced with steel.

Exterior Walls/Windows : Exterior walls are prefabricated concrete panels with stucco finish and extensive decorative fenestration.  Windows are tinted insulated glass in bronzed aluminum casing.
Roof :

The roof is flat, with a Firestone, 20 year guaranteed, rubberized surface.  Installed 2008.

Interior Finishes :

Floors in central corridors are quarry tile and carpet.  Partition walls are composed of gypsum board on steel studs. Corridor walls are finished with decorative wallpaper.  Office areas are predominantly painted and textured.  Ceilings are composed of acoustical tiles held in metal grid systems in most office areas and corridors.  Interior lighting is mostly via fluorescent fixtures recessed in ceilings.  Decorative, low energy fixtures exist in the corridors.  Interior doors are solid core wood.

Heating and Cooling :

The building is heated and cooled via multi-zoned, gas-fired hot and chilled water systems.  HVAC units are located in mechanical rooms on each floor.  Extensive upgrade to HVAC systems completed in 2009 with improved heating system, new chiller, controls and VAV boxes.

There are two central restrooms on each floor.

There are two centrally located elevators serving all floors.

Stairs :

Two enclosed sets of stairs service the building and the covered parking area.
